✅ Step 1: When you are pulling Active, UCB, Pending & Closed sales for the past 3 months, make sure to include Expired & Cancelled Listings as well! The reason you want to include them is to get a complete picture of not only what’s sold but also what did not.

✅ Step 2: When you are pulling the comps, always stay within a subdivision to get the most accurate price analysis.

✅ Step 3: When comping out the house, never compare the 1-story house with the 2-story house and vice versa. There is no adjustment that can be made to make them comparable.

✅ Step 4: When comping out the house, avoid comparing house that are more than 15% difference in size because the bigger the house, the lower price per square foot, all other things being equal.
