What to Look for when choosing a farm? 4 TIPS to start Geographic Farm!

Ready to start your farm? When you choosing a farm, you need to consider these 4 tips of farming. It’s the end of year and I think it’s an ideal time to either start your neighborhood farm or double down on it. I know there is a lot of information out there about geographical farming, including me covering it in-depth at my Business Building Workshop as one of my top listing sources. In the past 12 months we have sold 29 homes (sell & buy side) in our farm.

So in this video, I want to share 4 Tips on starting new farm.

✅ Choose a neighborhood that consists of at least 500 homes ideally 1000 homes. In a typical subdivision you’ll find around 5%-6% turnover year-over-year so that’s about 25-50 homes sales per year. Which is good start!

✅ Make sure there is no dominating listing agent in the farm. If you see the agent is doing 20% or more homes sales in the farm, I would allocate my resources to another neighborhood.

✅ Consistency is the key. You should mail the materials twice a month. Make sure you set your budget for at least 6 months, ideally 12 months. I remember listing my first home in the farm after 6 months.

✅ Pick a neighborhood that you are familiar with and enjoy selling it. You got to believe in the product.
